Realtor Tax Strategy for Atlanta Agents, From Someone Who Also Holds a License

Atlanta agents have plenty of write-off lists already.

What's usually missing is someone who understands how a Georgia commission check actually moves, from the brokerage split to the 1099 to your federal and state tax bills. And who plans around it before the year closes. That's what we do from Douglasville, for REALTORS® across metro Atlanta.

See If TaxOS™ Is Right for You

The Georgia Side
of Your Commission

Two tax systems touch every closing.

Federal

Self-employment tax plus income tax, with nothing withheld by your brokerage.

Georgia

A flat individual income tax rate of 4.99% for 2026, with nothing withheld from your commissions either.

Georgia now has a flat individual income tax rate of 4.99% for 2026 (Georgia Department of Revenue). Georgia doesn't withhold from your commissions, so the state estimate is yours to make, on Form 500-ES (Georgia DOR: Form 500-ES), alongside your federal 1040-ES.

Most agents we meet have a rough number for one of these. Very few have a plan for both.

If you elect S corporation status, Georgia adds its own steps: payroll withholding registration with the state, and a Georgia S corporation return (Form 600S). Each step is simple. Each one also has a deadline and an order.

Where Atlanta Agents
Most Often Leak Money

In my practice, the same patterns show up.

The set-aside guess

A flat 25% or 30% "for taxes" that doesn't match your actual bracket, your state tax, or your self-employment tax.

The entity nobody revisited

An LLC formed years ago, or an S corporation elected at a very different income, where the salary hasn't been looked at since.

The brokerage-name problem

The agreement and the 1099 are in your personal name while the entity is supposed to earn the income. See The Fleischer Decision.

Deductions without documentation

Mileage across a metro this spread out adds up quickly, and so does the risk when there's no log.

Decisions discovered in April

Things that had to happen by December 31 were never on the calendar.

Few agents have all five. A free Tax Leak™ Assessment helps you find out whether any of them apply to you.

Why a REALTOR® Who Is
Also a Certified CFO®

I'm licensed in Georgia and I've built my own real estate business, so I know brokerage splits, team structures, and what closing season does to cash.

I'm also a Certified CFO® and tax strategist, so I look past the return. I look at how your income is structured, how you pay yourself, and what you're building.

Accurate ≠ planned.

Frequently Asked Questions

What is Georgia's income tax rate for real estate agents in 2026?

Georgia uses a flat 4.99% rate for 2026, the same for commission income as for other income.

Do I have to make Georgia estimated tax payments?

Usually yes, if you expect to owe. Your brokerage doesn't withhold, so most agents pay quarterly with Form 500-ES alongside their federal estimates.

Should an Atlanta agent form an S corporation?

Sometimes. It depends on your income, a defensible salary, the added costs, and whether commissions actually flow through the entity. We run the numbers before recommending it.

Do you meet in person?

TaxOS™ Reviews are held by video. Once you're a client, in-person meetings are available at our Douglasville office by appointment.

Can I keep my current CPA?

Yes. TaxOS™ is about planning and doesn't require you to change who prepares your return.

What does it cost?

The first step, a TaxOS™ Review, comes after a short application. If a TaxOS™ Assessment is recommended, you'll get the investment and the 5× Guarantee in writing before you commit.
